Our Commercial Real Estate Division focuses on the note sale and foreclosure assignment of commercial mortgages of over $1 million.   During the commercial short sale process, depending on the property quality, our client's "All Cash As Is" contracts frequently come in at 25% to 95% of note valuations.  We work on all kinds of commercial properties in the Phoenix Metro Area: office, retail, industrial, land, multi-family apartment buildings, and specialty properties.  We have found that having a broker in the middle, saves time, money and helps keep ego out of the way of the transaction.  We get title companies, CPA's, property management companies and a foreclosure legal team involved to help do their part in making the transaction go smoothly.  For financial institutions, our  Note Evaluations & Commercial BPO reports vary per project requirements.

Our Residential Real Estate  Division does several things.  We take great pride in our levels of both quality and service by suggesting a wide variety of financing solutions.

On the Buying side, we like to purchase home mortgages in pre-foreclosure from distressed sellers who need a settlement on their account, that is, a short sale.  We do not charge any upfront fees for our service; we make our profit by wholesaling the house to market.   Our real estate agents typically represent us to the distressed owner and our negotiators represent our offers to the banks.   We in turn sell the house for profit.

On the Selling side, our agents typically represent banks to sell the REO.  Our listing agents have an average market time "days on market" to 46 days.  We have represented all kinds of national lenders and we are a member of various REO organizations.
